Why tile roofs need attention on the coast.
On the Sapphire Coast, the weather is hard on tile roofs. Constant UV bakes terracotta and concrete tiles until they go porous and brittle, and salt-laden storms hammer the ridge mortar that holds your capping in place. Once a tile cracks or slips, or the ridge bedding starts to crumble, water finds its way in. Leaks are the main enemy, and by the time you see a stain on the ceiling the damage in the roof cavity has usually been going for a while.

Terracotta vs concrete tiles.
Terracotta tiles are fired clay and hold their colour for decades, but the glaze can craze and individual tiles crack or chip with age and impact. Concrete tiles are tougher underfoot but their surface coating fades and the tile body grows porous over time, soaking up water and growing moss. Both rely on sound ridge bedding and pointing to stay watertight. We work across both, match profiles where we can, and tell you plainly what your roof needs.
