What a full roof replacement on the Sapphire Coast actually involves.
Replacing a roof on a coastal NSW home is not the same job as replacing one inland. Salt air corrodes cheap fasteners, valleys and flashings from the inside out, while UV and storms slowly break down the surface above your head. By the time a roof is leaking or rusting through, patching it over and over costs more than replacing it once and properly.
We inspect the existing roof first, where it is leaking, how far the rust or cracked tiles have spread, and what condition the battens and timbers underneath are in, and that inspection drives the scope and materials in your quote. Nothing is hidden until invoice time.
What a re-roof includes.
- Full tear-off and safe removal of the old roof sheets or tiles
- Inspect and repair or replace battens and any rotted roof timbers
- New sarking (reflective foil insulation) laid before the new roof goes on
- New metal (Colorbond) sheeting or new roof tiles, your choice, specified in writing
- Coastal-grade fasteners and screws that stand up to salt air
- New flashings, valleys and ridge capping installed to seal the roof properly
- New gutters and downpipes if yours are past it (priced as an option)
- Site protection during work and a tidy yard on completion
- Full clean-up and rubbish removal, including old sheets and tiles
- Written quote with material brand, profile or tile type, and scope specified
Metal or tile, and what suits coastal homes.
Most homes near the ocean go with Colorbond metal for its strength, lighter weight and salt-air resistance, paired with coastal-grade fasteners and flashings so the fixings last as long as the sheets. Tile remains a great choice for many homes and streetscapes inland in Bega, Cobargo or Bombala. We talk you through the trade-offs for your home and put the exact material, profile or tile type, and reasoning in your written quote before any work starts.
Typical job timeline.
A standard single-storey re-roof is usually a job of a few days to about a week, weather permitting. Larger or two-storey homes, complex roof shapes, or roofs needing significant timber or batten repair take a little longer. We keep your home weather-tight as we go and include a realistic timeline and a planned start date in your written quote.
Where we work.
We replace and re-roof homes across Merimbula, Bega, Eden, Tathra, Narooma, Cobargo, Candelo, Bombala, and surrounding areas. See all service areas.
How we work.
Four steps, start to finish. Everything is in writing before we start, so there are no surprises at invoice time.
Roof inspection
We come out, get up on the roof, and check where it is leaking or rusting, the state of the tiles or sheets, and the condition of the battens and timbers underneath. The inspection is free. It informs the scope and material selection in your quote.
Written quote within 48 hours
You receive a written quote itemising the tear-off, any timber or batten repairs, sarking, the roofing material (metal or tile, brand and profile), flashings and ridge, total price, and a planned start date. No verbal estimates that change at invoice time.
Tear off and re-roof
We strip the old roof, repair what needs repairing underneath, lay new sarking, then install your new metal or tile roof with coastal-grade fasteners, flashings, valleys and ridge. We keep the home weather-tight as we go and never cut corners on the fixings that fail first in salt air.
Completion check and guarantee
We walk the finished roof with you and tidy the site before we leave. The workmanship guarantee period and terms are in your quote. If something isn't right, we come back and fix it.
